What we do
- We look at new building schemes and existing estates to try and get a perspective on the local community surrounding our homes.
- We undertake detailed studies of services in a local area and the impact we will make with any development.
- We identify any potential gaps in services both from our own plans and those already in existence.
- We recommend how those gaps can be addressed both by direct services from our social responsibility programme and also by partnerships we can form with other stakeholders in the area (e.g. Local Authority).

What We Look At
We look at all estates and planned developments in the context of seven key themes: - Housing and the Built Environment – a quality built and natural environment.
- Social and Cultural – a vibrant, harmonious and inclusive community.
- Transport and Connectivity – good transport services and communication linking people to jobs, schools, health and other services.
- Services – a full range of appropriate, accessible, public, private, community and voluntary services (schools, health centres, advice etc).
- Governance – effective and inclusive participation, representation and leadership from residents and other stakeholders.
- Environmental – providing public amenities which support the community to live in an environmentally friendly way (re-cycling, energy use etc).
- Economy – a flourishing and diverse economy (employment, local businesses and local shops) which also takes account of the need to promote activities which enhance the opportunity for financial inclusion.

What We Want To Achieve
We want to produce high quality, well designed homes for people on low and modest incomes.
We also want to embrace both the preferences and aspirations of residents and the diverse needs of local communities.
